Real estate in Jomtiem is currently in great demand. By currently I don't mean "this season" which is when tourists from the all over the northern hemisphere pounce all over Pattaya Thailand in droves…And I am also not referring to the trendy "Bankokeans" buying second houses here for purposes of leisure… I mean that real estate in Jomtiem has a wide array of sizes, purposes and prices, and is a benefit to sellers and buyers alike.

Also referred to as Chom Tian, over recent years many apartment projects have been built in Jomtien, boosting its real estate market, marketing many luxurious houses to expatriates. A recent mega-trend (in this town's terms) regarding business real estate in Jomtiem is the building and opening of fashionable up scale restaurants, café's, bars and places of entertainment along the central road leading from south Pattaya to Jomtiem. Generally speaking, the real estate in Jomtiem for any purpose, may it be for leisure, business accommodations for long term or short term, purchasing or rentals, is benefited by a majestic and scenic surrounding, the view of the beaches, investments by the Thai ministry of tourism, and more.

Let us concentrate on some numbers, shall we:

Rentals for business / leasing of bars and coffee shops could be found for $ 1,000.- to $2,000 a month depending on size, in a bustling fizzy part of town such as this. Of course office space areas are not to be found, or are at least scarce in these parts. However, leasing of leisure – orientated establishments is widespread. Many agencies and businesses in the town promote commercial leasing and rentals and can provide more detailed information regarding the availability of space, current prices and the advent of new projects in town (like road building that may make or break revenue, and more). 

Housing for tourism and vacation is so varied in the real estate in Jomtiem scene, that it requires more than one little article. Also, the assortment of real estate for short term and long term tourist rental is so varied in size, comfort and price, that suffice to say that all is available for varying durations. This is a tourist's heaven and things are just developing, and driving supply upward…. Which is a great thing.  

 
Let's say you encountered an investment a friend introduced to you, claiming it was almost risk free, and like a serious investor you decided (shrewdly I may add) not to take your friend's tip as-is, and preform your own due diligence checking of the expected ROI…

I suggest you do the same regarding my advice to invest (now, before it appreciates further) in Pattaya real estate, of course with all the due diligence, profitability and projected revenue checking and estimates you can find. If at all possible get professional advice and consulting for that matter, however, this will not change my amateur take on things that real estate in Pattaya is a very good investment and getting better due to changes in building plans and Thai government investments in tourism promotion.

Take the roads and infrastructure for example: The ministry of tourism has invested millions of US dollars in roads connecting the various adjacent resorts and attraction areas to Pattaya central, enabling more businesses to open shop along connecting areas, boosting upward the number of available eateries, bars and places of entertainment. Beside the growing availability of business leasing and purchasing catering to the bubbling tourism industry, real estate in Pattaya also includes a huge array of available houses, resorts, flats, condos and cottage villages for purchase at varying rates (surprisingly low) for investment, or for private purchase to all those flocking into the town to live a life (or second life) of leisure and relaxation. Purchasing parties will compete with local Thai retirees, expats, western tourists out for a bargain and investors who wish to buy yet another exotic house with a waterfront view… Regardless of who you are up against, Pattaya real estate for procurement will appreciate as it has in recent years, due to available lots and more undeveloped areas ripe for investment and building.

For similar reasons (attractive areas to be and relax) the Pattaya real estate for tourism-related rentals is booming, also because the variety of available accommodation's around town: Both for the classy, posh or glitzy crowd, and the low budget tourist families and or worker small flats, there is something for everyone and a lot of it is being attracting thousands by the day, renting places short or long term, at varying levels of comfort in this lovely town.
